Great property! To own a home near Lake Wallenpaupack. This home and it's 24 acres is adjacent to 600 acres of hunting ground and a hunting lodge. The land is slopped but for the price is well worth it. As you will see in the pictures the drywall was removed because of a mold issue that was addressed. The home has a new septic, well and water system (paperwork is attached to listing), new electric, new roof and new front door and windows. Currently the home is heated with a wood burning fireplace but if you're looking to rehab separate baseboards with its own thermostat in each room is how most homeowners heat their home here. You could also run duct work since all the drywall is down. The township requires each home to have 2 acres so if purchased to subdivide you could sell off the lots to recoup your money and rehab the current home for your own retreat. The home is structurally sound and needs some love and a heating system installed. The owners have all the kitchen cabinets and newer appliances so it's just a matter of some elbow grease. the cost of a heating system is a couple thousand, but the main cost is the duct work which again easy install no drywall in the way. Look at the surrounding area and see the homes being sold for $200 to $400K on next to no land. This is a great opportunity to perk, subdivide and sell off some land to build your dream home or keep the existing home. A ton of potential. This price is based on the land. There is a home on the ground which helps with financing. The previous roof was removed and there was ice that built up which eventually melted, and the water ran down in the drywall, so the homeowner had the home tested for mold (no mold) and removed all the drywall. Pike township requires that if you subdivide that you must divide into 2 acre lots. The ground has not been perked or subdivided the buyer would be responsible for that. Owner is not looking to sell off acres he just wants to sell "as is" and the buyer can do whatever he wants after settlement (do your research prior to making an offer, your due diligence) This is a great price for 24.05 acres that butts up against 600 acres and a hunting lodge. It's a short ride to Promiseland lake and Lake Wallenpaupack that has boat slips for rent. There is new construction nearby at $399 on a half an acre. This land at this price is a good purchase. Even if you divide the land in half and build another home or two new homes and sell one of the homes and or rehab the current home as a getaway, you're still benefiting. You put the work into the subdividing sell off the land and take your money and build on one of the lots. So many possibilities and what a great location. Make an offer based on the information provided and let's make this work. Previously the homeowner was not educated on the value and what was going on in the area. The sales of the homes and the new construction on half and acre and so on. We are more involved and knowledgeable of the value in this land and the fact of the location and that it is up against 600 acres that could possibly be non-buildable but again this info is the buyer's due diligence. Great opportunity!
